Frequently asked questions
The questions behind a commercial retail mortgage.
Clear answers about property cash flow, leases, lender review, and financing decisions, without presenting a general rule as a promise for a specific file.
How is financing a retail plaza different from a residential mortgage?
Commercial underwriting typically places substantial weight on the property's income, expenses, leases, tenants, value, and condition, while also reviewing the borrower and guarantors. The documentation, diligence, lender conditions, and closing process are usually more property-specific than a residential mortgage.
What is DSCR in a commercial mortgage?
Debt service coverage ratio compares a lender's underwritten net operating income with the debt payments used in its analysis. It helps the lender assess whether property income has room to service the proposed mortgage. Lenders may calculate income, expenses, and debt service differently.
What is LTV, and does it determine the loan amount?
Loan-to-value compares the mortgage amount with the lender-supported value of the property. It is one constraint, not the only one. Property cash flow, debt service coverage, borrower strength, tenancy, property diligence, and lender policy can also affect the supportable financing.
Why do lenders care about tenant mix?
Tenant mix can affect the perceived durability and concentration of property income. A lender may consider tenant uses, covenant, lease structure, rent, payment history, unit concentration, and whether the centre relies heavily on one occupant or business category.
How does lease rollover affect financing?
A concentration of lease expiries can create uncertainty about future occupancy, rent, tenant improvements, leasing commissions, and downtime. Renewal options, termination rights, co-tenancy provisions, and the timing of major expiries may all be reviewed.
What is a co-tenancy clause?
A co-tenancy clause may give a tenant rights if specified occupants leave or occupancy conditions are not met. Depending on the lease, those rights may affect rent or occupancy. The specific legal effect belongs to the lease documents and should be reviewed by qualified legal counsel.
Is an anchor tenant always viewed positively?
An established anchor may support traffic and income, but a lender can also examine concentration risk, remaining lease term, renewal options, tenant rights, and what other leases provide if the anchor changes. The full rent roll and lease language matter.
Can vacant retail space still be financed?
Potentially, but vacancy can change underwritten income, lender choice, conditions, proceeds, reserves, and the expected leasing plan. The answer depends on the extent of vacancy, property performance, borrower capacity, marketability, and lender policy.
Should an owner renew with the current lender or refinance?
That requires comparing the full proposals and the owner's objective. Consider timing, proceeds, amortization, prepayment rights, guarantees, reporting, conditions, fees, legal and appraisal costs, and flexibility, not only the stated rate.
When should a commercial mortgage renewal review begin?
Early enough to update the property file, understand the current lender's proposal, assess alternatives, and complete any valuation, environmental, legal, insurance, or other conditions before maturity. The appropriate lead time varies by file.
What documents are commonly requested?
Requests may include the mortgage statement, purchase agreement if applicable, rent roll, leases and amendments, operating statements, property tax and insurance information, borrower financial statements, ownership details, and documents needed for valuation, environmental, legal, and property review.
Does CMHC insure a retail plaza mortgage?
CMHC commercial mortgage insurance is principally associated with eligible multi-unit residential properties and programs. A retail plaza is not automatically eligible. Mixed-use properties require program-specific review of residential and non-residential components.
What role can private or alternative lenders play?
They may consider transitional, time-sensitive, or non-conforming files that do not fit a conventional lender at that moment. Their pricing, fees, security, conditions, and exit expectations can differ, so suitability and the repayment strategy require careful review.
Does a consultation guarantee financing or terms?
No. A consultation is an initial discussion, not an approval, commitment, or promise of terms. Any application remains subject to lender underwriting, due diligence, documentation, and final approval, with outcomes varying by file.
